Whether you're buying, selling, or maintaining your home, Gringo Expert Home Inspections provides professional, high-quality service from your first call. Our certified inspectors will walk through the home with you, explaining as much as you'd like to learn along the way. We adhere strictly to the Standards of Practice set by InterNACHI, ensuring a thorough inspection.

InterNACHI's Standards of Practice for home inspections state that these inspections are visual and non-invasive, and are intended to identify material defects that could affect a property's value or pose a safety threat. However, they are not exhaustive and will not reveal every defect or deficiency. Some deficiencies may hidden by proximity, a leak under the  roof tiles or flashing that is not leaking yet.

Some defects may not be present at the time of inspection, for example a toilet valve that is functioning properly at the time of inspection but with time and water pressure leaks at a later time.

After the walkthrough, we'll review the overall condition of the home and its systems with you and your agent, addressing any major concerns that need immediate attention and highlighting areas to monitor for future maintenance. All findings will be clearly outlined in our easy-to-read Spectora report, delivered as a PDF, complete with images to reference the items discussed.

Roofs

The roof is one of the most significant and costly components of a home. We will thoroughly inspect the roof, including its structure, shingles or tiles, flashing, gutters, downspouts, and more.

Exterior

This includes an examination of the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other elements of the home's exterior.

HVAC

We will visually assess the HVAC systems, including ducts, filters, furnaces, and air conditioning units.

Plumbing

Our team will inspect plumbing fixtures to ensure they are functioning correctly, examining tubs, sinks, hoses, showers, and water shut-off valves while looking for leaks and other issues.

Electrical System

We will conduct a visual inspection of both the interior and exterior electrical systems, including service drops, service masts, grounding, outlets, meters, circuit breakers, and related systems.

Appliances

We will test and evaluate all major appliances, such as water heaters, washers and dryers, dishwashers, refrigerators, and freezers.

Doors Windows & Interior

We will check doors and windows for proper sealing, drafts, signs of mold or water damage, and assess the condition of all interior spaces.

Foundations, Basements & Crawl Spaces

Our inspection will include an examination of the foundation, crawl spaces, and basements to identify signs of past water damage, foundation cracking or shifting, and other potentially costly issues.

Attic, Ventilation & Insulation

We will assess the attic to ensure proper ventilation, check for mold and moisture, evaluate insulation levels, and conduct both interior and exterior inspections.
